Luxury villa with pool
Villa Anna is a luxurious villa with pool, gym, billiards room etc. in a tranquil and verdant but well serviced location. Panoramic views. Carrara marble, bespoke wood cabinetry, gold-plated finishes throughout. Partially furnished.
In the heart of the enchanting medieval village of Vicalvi, this prestigious villa offers a unique fusion of refined elegance, generous living space, and modern comfort. Built between 1997 and 1999, the residence extends across approximately 870 sqm on three levels, plus a habitable attic. Its interiors are enhanced by fine Carrara marble, bespoke wood cabinetry, and crystal chandeliers, while expansive terraces and landscaped gardens frame breathtaking views of the valley and surrounding mountains. A residence that embodies the essence of Italian architectural tradition, reinterpreted for contemporary luxury living.
Ground Floor
A gated driveway and pedestrian entrance introduce the property, leading through manicured Italian gardens to the stately main door. Inside, a spacious hall welcomes guests with a magnificent Carrara marble staircase with fine wood finishes. Covering approximately 250 sqm, this level offers a lounge, a grand living room with marble fireplace, a formal dining room, a fully equipped kitchen with adjoining tea room and pantry, a guest powder room, and a spectacular TV lounge opening onto a 50 sqm panoramic terrace. The master suite features a private balcony, a walk-in closet, and an en-suite bathroom with Jacuzzi tub and shower, all adorned in white and pink Carrara marble, custom cabinetry, and gold-plated fixtures.
Lower Level (S1)
A graceful spiral staircase leads to the lower floor, adding another 250 sqm of living space. This level includes a secondary lounge with marble fireplace, three spacious bedrooms each with en-suite bathroom and walk-in closet, two of which enjoy private terraces overlooking the valley. Additional spaces comprise a study, laundry area, ample storage, and a Technogym fitness room with direct access to the 60 sqm two-car garage with abundant storage and electric shutter.
Entertainment Level (S2)
Designed as the heart of social life, the 250 sqm entertainment floor offers a versatile taverna with direct access to the garden and pool. This expansive area includes a rustic kitchen with central island, bar, dining space, and a cozy lounge with Chesterfield sofas and fireplace. A dedicated sitting room-complete with closet-can serve as an additional guest bedroom, considered the sixth bedroom of the residence. Completing the level are a billiard room, card/game room, a guest bedroom, and a bathroom with shower. The layout makes it the perfect venue for hosting private receptions and summer gatherings.
Outdoor Spaces
The property is surrounded by landscaped gardens featuring an English lawn, ornamental plants, patios, and stone-paved paths. At the center lies the panoramic pool with solarium, offering a serene retreat with stunning views of the valley and rolling hills. A private well ensures water supply for both pool maintenance and automatic irrigation, guaranteeing lush greenery year-round.
Technical Features
The villa is equipped with state-of-the-art security systems, including alarm, video intercom, armored doors, and automated gates. Double-glazed aluminum windows with shutters ensure both safety and energy efficiency. Heating is provided by a 4,000-liter diesel system with radiators, complemented by hot/cold fan coil units throughout, with the option to connect to city gas. Three boilers secure continuous hot water supply, while internet connectivity is currently provided via satellite dish, as fiber optic lines have been installed in the municipality but are not yet connected.
LOCATION
Comino Valley and Southern Lazio Region
Vicalvi and its neighbouring town, Alvito, are among the many enchanting medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day’s shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Vicalvi itself is temperate, less than an hour’s drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Alvito, Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the ’real’ Italy and take time out from the busy crowds of the larger tourist cities, while being only 90 to 120 minutes minutes journey from central Rome or either of Rome’s two airports.
